Move-in Checklist

First Month's Rent & Security Deposit

Your security deposit and first month's rent are both due at the lease signing. Please verify the amounts with our team in advance. Depending on the start date of your lease, you may also owe pro-rated rent. We will discuss these amount with you in advance.

Your security deposit and first rent payment must be paid via money order or cashier's check.

Move-in Date & Inspection

We will set your official move-in date at the lease signing and provide all necessary details about the first inspection.

Utilities

Utility accounts for your rental home need to be placed in your name immediately after the lease signing. Be sure to do this promptly to avoid losing access to your utilities or encountering administrative fees.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your residence? Please refer to the terms outlined in your lease to determine your legal move-out date. We ask you to provide us with written notice of your intent to vacate the premises.

Property Condition

Before you hand over the keys for your rental, it's important to bring the property back to its original condition. To accomplish this, please take care of the following:

Rental Cleaning: Your rental home needs to be carefully cleaned. Remove all of your belongings from the property and dispose of any trash.
Go room to room, making sure to clean the walls and hard surfaces. Vacuum/sweep/mop the floors and sanitize areas like the bathrooms and kitchen.

Outdoors: If you have outdoor spaces where you typically address lawn mowing, weeding, or other landscaping responsibilities, you'll need to handle these once more before vacating the premises.

Repairs: You are responsible for any damage that occurs during your stay with us. Please take every necessary measure to repair any damage, painting stained walls, patching holes, and replacing any broken glass.

Security Deposit

You security deposit will be returned after your move-out inspection. This inspection checks for any unaddressed damage that needs to be repaired. If we identify any damage, we will schedule repairs and use your deposit to cover the associated costs.

Please note, you cannot use your security deposit to cover your last month's rent.
